CONCRETE CONTRACTOR · THE TIMBERS · NOBLESVILLE, INDIANA

Concrete Contractor The Timbers Noblesville

Most homes in The Timbers closed in the last two to three years with a builder-grade driveway and, for about one in three, no patio at all. We pour the flatwork the builder left out. Patios, driveway extensions for the third car, walkways, and pads, in 4000 PSI air-entrained concrete, with the one thing a new-subdivision job actually turns on: timing against the builder's settle-fill window. Free on-site estimate, 48-hour turnaround.

What The Timbers homeowners actually call us for.

The Timbers is a young community, so the work here is not driveway replacement. It is the flatwork a production build leaves for the homeowner to add later. Three jobs make up most of what we pour in this neighborhood:

  • A backyard patio, because roughly one new home in three ships without one, and a bare slab off the back door is the most common first project.
  • A driveway extension for the third vehicle, since builders pour minimum-width drives and Noblesville allows one driveway per street frontage.
  • Decorative upgrades, stamped or exposed aggregate, for the front walk, porch, or patio that the builder poured as plain broom finish.

We also pour service walks, garage and stoop repairs, and pads for a hot tub or a shed. Every job is 4000 PSI air-entrained concrete on a compacted #53 stone base, reinforced with a #4 rebar grid and saw-cut so it cracks on the joint, not across the field. The finish is whatever suits your home and clears your HOA.

02 · New-build timing

The one thing about pouring on a new-build lot nobody tells you.

When your builder graded your lot, they backfilled around the foundation and compacted it enough to pass final grade, not enough to carry a slab for twenty years. That fill keeps settling for months after you close. Pour a patio or an extension on it too early and the slab follows the ground down, which is the diagonal corner crack you see on so many two-year-old subdivision slabs. This is the single most important thing to get right in The Timbers, and it is why we lead with it instead of with a price.

There is a warranty wrinkle that makes the timing matter even more, and most homeowners have never been told it. Indiana's statutory new-home warranty (IC 32-27-2-4) expressly excludes your driveway, walkway, patio, and landscaping. The NAHB performance standard your builder's limited warranty points to says the builder will fill settled ground one time only during the warranty period, and that if you change the grade yourself it negates the builder's obligation, and that it is your responsibility to replace any pavement or improvements affected when they place that fill. In plain terms: if you pour a patio in the builder's settle zone and they later come back to fill, you pay to demolish and replace the concrete that is in the way.

So the honest advice is about sequence, not a rule. There is no law or HOA rule that makes you wait, but letting the builder's one-time fill window close first is usually the cheaper order. When you can't wait, the fix is engineering, not hope: we over-excavate the soft fill and set the slab on a deeper compacted stone bed that extends past the forms, so the concrete bridges the settling ground instead of riding it down. We walk through which of the two applies to your lot on the estimate.

The permit side is simpler. The Timbers sits inside Noblesville city limits, so the city governs and its ordinance exempts driveways, sidewalks, and curbs from a building permit (UDO § 159.121(C)(3)). What still binds is the 45% impervious lot-coverage cap (§ 159.016), which counts the driveway and walks toward the limit, and the encroachment permit for any work touching the street. One Timbers-specific cost note: because the streets here were paved recently, a driveway extension that cuts the pavement can carry the city's new-pavement surcharge, which steps down from $1,000 as the street ages. The full detail is on our Noblesville concrete permit guide.

03 · The Timbers

The community and where we work.

The Timbers is a Lennar community on the northeast side of Noblesville, off Hazelnut Boulevard in the 46062 area. It built out quickly across 2024 to 2026 and is now near sell-out, with only a handful of homes left on the builder's list. That timing is exactly why it is an aftermarket neighborhood today: the earliest buyers are two to three years past closing, their backfill has largely finished moving, and they are ready for the patio or the extended driveway the build did not include.

The homes here are move-up family houses, mostly two- and three-car garages on platted lots, which drives the project mix toward backyard patios, third-car driveway extensions, and decorative front walks. We pour the same 4000 PSI mix and run the same finishing crew here that we run anywhere in Hamilton County.

We serve the whole northeast Noblesville corridor around The Timbers, including the newer communities nearby and the established Finch Creek cluster to the east. If your address is in Noblesville and you are not sure which page fits your project, call us. We cover the entire city regardless of subdivision line, and the Noblesville concrete contractor page has the full service list.

05 · FAQ

Common questions from The Timbers homeowners.

My home is two years old. Is it safe to pour a patio now?
Usually yes, and that is part of why a two-to-three-year-old Timbers home is a good time to do it. By then the builder's backfill has done most of its settling. The place to be careful is the zone right around the foundation where the builder filled against the basement or crawl wall. We check how your lot was graded on the estimate and either pour on the settled ground or, where the fill is still soft, set the slab on a deeper stone bed that bridges it.
Does my builder's warranty cover a cracked driveway or patio?
No. Indiana's statutory new-home warranty (IC 32-27-2-4) excludes driveways, walkways, patios, and landscaping, and the NAHB standard most builders use says the builder fills settled ground one time only and that changing the grade yourself ends their obligation. That is actually the argument for having the flatwork done right by a contractor who stands behind it, rather than assuming the builder will.
Can I add a third-car driveway extension in The Timbers?
In most cases yes. Noblesville allows one driveway per street frontage and caps the width at the right-of-way, and the real limit on a platted lot is usually the 45% impervious lot-coverage cap rather than the width rule. We dowel the extension into your existing slab so the two move together, and we run the coverage math before you commit. If the extension cuts the street, there is an encroachment permit and, because the streets here are new, possibly a pavement-cut surcharge.
Will a new patio match the concrete the builder poured?
We match broom finish closely. On stamped or colored work we get close but will not promise an exact match to aged concrete, because sealers fade and integral color shifts over time. On a driveway extension, a deliberate border or a contrasting band often looks better than trying to match an aged slab, and we will show you both options at the estimate.
06 · External

Standards behind our work.

All flatwork in The Timbers is poured to ACI 318 structural concrete standards and the 2020 Indiana Residential Code, with in-city dimensional rules from the Noblesville Unified Development Ordinance. The new-home warranty exclusion for flatwork is Indiana statute, not our interpretation.
