01 · Method

Surgical demo, not bull-rush demo.

Most demo crews show up with a hoe-ram and start swinging. If you're tearing out an isolated slab in an empty field, fine — that works. If you're removing a 20-foot section of driveway between two pads you want to keep, swinging a breaker into a continuous slab telegraphs cracks 6–8 feet into the adjacent good concrete. Now you're paying to redo what you weren't planning to touch.

We start every demo with a sawcut. A clean sawcut isolates the removal area from everything you want to keep. The breaker can hit as hard as it needs to inside the cut line and the panels next door don't feel a thing. On heavily reinforced slabs we score in a grid pattern first, breaking the slab into manageable pieces before lifting them out — faster, quieter, and cleaner than brute force.

What "0% adjacent damage" means in practice

  • Every removal is sawcut along its perimeter before any breaking starts.
  • Sawcut depths match slab depth — partial cuts telegraph cracks the same as no cut at all.
  • Reinforcement is cut with the slab. Pulling rebar through a partial cut tears the adjacent slab.
  • Hoe-ram operators stay 12 inches inside the cut line — no edge work near the keepers.
  • Final edge dressing leaves a clean vertical face that the new pour can dowel into.

Permits, dust, and noise.

Anderson

Demolition permits required for foundation removal and any work touching the ROW. We submit and track. Construction noise ordinance enforced 7 AM – 6 PM weekdays.

HOA approval frequently required even when city permits aren't. Carmel enforces dust-control plans on demo work — we pre-wet, use cutting water, and stage hauling to minimize tracking.
