Why sidewalks crack — and what actually prevents it.

Most sidewalk failures trace to one of three causes: improper joint spacing, missing isolation joints at driveway crossings, or inadequate base preparation. Shrinkage cracking is inevitable in concrete — every slab shrinks slightly as it cures. Control joints give that movement a planned path. Without them, the slab finds its own path, which is always the wrong one.

The second failure point is the driveway crossing. When a sidewalk runs through a driveway, vehicle traffic transfers load across the joint. Without a full-depth isolation joint at that transition, differential movement between the driveway slab and the sidewalk panel causes the sidewalk edge to pop up or crack at the interface. We saw-cut every driveway crossing and install a full-depth expansion joint before the pour.

ADA compliance — it's not optional in a public ROW

Any sidewalk in the public right-of-way must meet ADA requirements. The critical number is 2% maximum cross-slope perpendicular to the direction of travel — steeper than that and a wheelchair can drift laterally. We set forms with a level and verify cross-slope before the pour. Curb ramps at corners require their own detectable warning surface (truncated dome panels) per PROWAG — we include those where required by the city.

Madison County's glacial clay soils expand and contract significantly through the freeze-thaw season. A 4" slab on a properly compacted stone base handles that movement. A 4" slab on native clay without a base does not — it's a cracked panel waiting to happen, typically by the third winter.

Anderson: ROW Excavation Permits required for any sidewalk work touching the public right-of-way. The City of Anderson Engineering Department reviews and approves. We submit, track, and close out the permit — you don't fill out a form. Most residential sidewalk permits process within 5–7 business days.

Carmel: Carmel has strict ROW standards for concrete finish, joint spacing, and panel alignment on public sidewalks. HOA approval is separate from the city permit and often specifies matching panel dimensions to neighboring walks. We verify both before mobilizing.

Fishers: Activity Permits through the Fishers portal. Sidewalks adjacent to new driveways are often pulled on the same permit as the driveway work — we bundle where possible to save time.

What people ask before they call.

Do I need a permit for a sidewalk on my own property?
If the sidewalk is entirely on private property and doesn't touch the public right-of-way, most cities don't require a permit. The moment it enters the ROW — which includes the strip between the curb and your property line — a permit is required. We determine that on the estimate visit and handle the application if it's needed.
Can you match my existing sidewalk panels?
We match width, elevation, and broom finish texture. Concrete color will differ from aged panels — new concrete is lighter and will blend over 1–3 seasons as it weathers. We can't make new concrete look 20 years old, and we won't try. If exact color match matters, we'll discuss options on the estimate visit.
What causes sidewalk panels to heave?
Tree roots and frost heave are the two most common causes. Tree roots grow under panels and lift them unevenly. Frost heave occurs when water in poorly-draining soil freezes and expands under the slab. If tree roots are the issue, we discuss removal or barrier options before pouring — a new slab over active roots will fail again within a few years.
How many panels can you replace at once?
Any number. We can replace a single cracked panel or an entire city block run. Larger runs get a single concrete truck and pour in one shot — no cold joints, no visible panel-to-panel seams in the middle of a run.
How long until I can walk on it?
Light foot traffic at approximately 24 hours. Normal use at approximately 7 days. We post the walk with caution tape until it's safe — neighbors and kids don't always read the curing compound instructions.
